Hello Biggerpockets, i have a quick question for yall. Im moving to a new state in January due to new opportunities, but i happened to finish my 75 hours at the same time. Is it still worth finishing and getting licensed as an agent to make some extra side income and network before i move to gain more momentum or am i wasting my time? Well, if you finish and pass, when you move to the new state normally you only need to take the "state" portion of the exam, for that state. The basic portion is usually accepted. Check with the RE licensing department of the new state.

As to the rest of your question, too many variables, mainly depending on what you are looking for as an end result. As a licensee, most states require you to disclose in writing for all RE related transactions, regardless if you are an active agent or not. That may, or may not, affect your plans.

Great question! You are moving to a new state in January but just finished your training hours to be a licensed real estate agent in New Jersey. You asked should you finish the licensing process since you are moving.

While you certainly don't need your real estate license to invest in real estate it can help you with researching properties and building your network with other investors and building your professional team like property managers, contractors, and lenders that could prove useful now and after you move.

I don't think it's a waste of time at all. I'd probably finish the process and get licensed.

Even if you don't end up selling a ton of real estate before you move, you'll learn a lot about contracts, negotiations, and how transactions actually work. Those are all things that can help if you're planning to invest yourself down the road.

I just wouldn't go into it expecting a bunch of side income in the next few months. Real estate tends to take time to build momentum, especially when you're brand new and about to relocate.

I'd also check what the licensing requirements look like in the state you're moving to. Depending on the state, transferring or getting licensed there may be easier than you think.

If you’re already 75 hours in, I’d finish it. You’ve already invested the time, and even if you move, the knowledge, networking, and experience won’t go to waste.

Best case, you pick up some side income and build connections before the move. Worst case, you learn more about real estate and have another skill in your toolbox. I’d rather finish what I’ve started than always wonder if it would have paid off.

If you’ve already finished your 75 hours, I’d say go ahead and get your license. I’ve seen a lot of people in the industry who have a regular 9–5 and work as agents part-time, or others who get licensed just to access the MLS or to buy and sell their own homes or investment properties.

@JD Martin I agree with you, might as well at this point. I looked into it and transferring my license to the new state is not involved at all, fairly easy.
