How to find a mentor

Hello BP friends,


I am not novice to RE investing. I have 3 investment properties (1 in SWFL AirBNB, 1 in Rochester NY SFH, 1 multifamily in Buffalo). I stumbled into this like most during my COVID travel nursing years and still travel in a Motorhome. I am looking into 2027 goals as I currently am not in one location as I work remotely and travel in my motorhome. I am ready to settle in a market and get serious about investing in RE to pursue financial freedom. I am open to markets. I have currently considered Upstate NY, however it is not my favorite even though it offers me alot of upside at a decent price point for entry. I am native to West Palm Beach, FL, but would like to consider some Florida markets with more upside opportunity over the next 10 years. I know this is where I want to live full time as it is where I grew up. I have looked into Jacksonville, FL/St. Augustine/Green Cove, Fl as possible relocation markets. I have fumbled my way through RE investing this far but really want to know what steps are suggested if I would like to do this full time. I am a hustler, I am smart and I am a very quick learner. I am looking for advice on where to get started networking and meeting folks that are actively doing this! I have not found my niche as I would LOVE to learn how to flip/rehab and possible BRRR properties and I do have a friend who is a local GC that I can trust. I just do not know where to even start. The world of real estate is so exciting and I just want to absorb it all. My risk tolerance is moderate. I know I need to bring something to the table, but I am unsure at the moment what that would actually be... Sweat equity? Capital? etc. I just want to get my hands dirty and really learn the whole process on how to build my pipeline and get this party started.

I'm originally from Kansas City and then moved to Memphis to continue my real estate investing. But before I moved physically into the market, I found that connecting with local professionals in the area for each division (title company, agents, contractors, etc..) made this investing strategy of Out of State Investing (Flips & BRRR) a lot smoother and profitable!

I continue to do this in Memphis and other markets as well. I would recommend the same for you. Feel free to reach out directly. I'm happy to help and share what I have learned along the way!
