What would you do with 20K?

Hello to all I'm looking into really getting into investing soon. Im in the Army in Colorado but currently have a SFH in Texas, unfortunately it doesn't produce any profit (it was my residence when I was stationed there) . Next year I will be getting 20K and was wanting to know what would you do with it? I would like to invest primarily in the central Texas and south area. I'm considering re-fi my SFH I have in Texas right in hopes to get the mortgage payment low enough that I can actually make money off of it. Oh and Happy Fathers Day to all the Fathers!
