Hello Investorland!

As my profile will tell you, I'm a 30 year old (soon to be 31) father of 1. I will have my real estate salesperson license in the next month however my true goal is to began flipping houses asap in Philadelphia, Pa.

Minuses; I have no money to get started, I have to continue working - limiting my time spent real estate and I only have access to a car part time. 

Pluses: I have a very close and trusted friend who mentors me. He's 5-years ahead of me as an investor and real estate agent. 

With that said, do ANY investors have any tips, tricks, advice, cautionary tales or otherwise. ANY help is welcomed.

Welcome to BP.  Well no money, time, or car are some pretty heavy strikes against you. But it can still be done. 

You'll fine plenty of tips, tricks and things to avoid here on BP.  But if you are asking a general question, a more specific question will generally get you more and better responses.
