Raising Capital/New Investor

I'm new to real estate investing. There seem to be a lot of good deals but I have no capital to fund any deals. How do I raise capital? Also, I'm in Olive Branch, MS and I haven't yet determined the areas which are best for rentals and those for rehabbing. How do I better understand my market?
