Multiplex comps

Hi BP Fam,

I've been looking at a few duplexes and I am thinking about putting an offer if I can get it for the right place.  I've read a few posts about multiplex comps but I'm still a little lost.  Can someone tell me how to evaluate comps? Are they based solely on income?  Any help would be greatly appreciated. TIA
