Investor Friendly Banks in Toledo, OH

Hi, 

I own a property outright. I bought it as a flip, but it hasn't sold. I'm planning on taking out a mortgage and renting it out. Does anyone in the Toledo Area recommend a bank that works well with investors? Does anyone know any banks that will loan you 80% of the appraised value? Thanks!
