What to say when knocking on pre-foreclosure doors?

Hi I'm getting ready to do my second run at door knocking this weekend and I'm wondering how other investors that have door knocked have typically started their dialogue with.

How does the dialogue typically go when speaking with a preforeclosure seller while at their doorstep? And how do you then transition to them letting you in or setting up a time to meet later? 

Curious about what has worked for those in the past and what your experiences are. Thanks in advance!
