You can't read just one! You can pick one to start. There are so many facets of RE investing you can probably find a dozen books on just the one field you might be most interested in. I think my all-time favorite is "the millionaire real estate investor" by Gary Kellar. This is a great read...but what if you want to invest in tax deeds instead? Or fix and flip? Pick the area you think you might enjoy the most and start there. I believe BP has a list of about 21 books they recommend so check that out and pick one that interests you.

if you are a buy and hold investor. The best I have found would be nolo so you know your states requirement.

Rich dad poor dad was a life changer for me!! Also, heard Nick Ruiz's "Flip" is a very good book although I'm currently a buy/hold investor I am interested in starting to fix/flip.

The Wall Street Journal Complete Real Estate Investing Guidebook.  dated now, particularly in regard to tax law, and it was never "complete."  But an excellent introduction to important topics, by someone who has actually done this, and without the fantasy nonsense you see in fictional books like Rich Dad, Poor Dad.

Learning real estate investing from Robert Kiyosaki is like learning to be a special forces operator by reading Tom Clancy novels.

The first book I read was "Flip-How to Find, Fix, and Sell Houses for Profit" by Rick Villani and Clay Davis.  It is a simple, easy to read, and provides the basic foundation for what you need to know to get started.  I've since read many, many, many other books but still refer back to the first book for reference.
