Newbie in Central Illinois

My wife and I have been studying getting into Real Estate for about 6 months and we are ready to get started. Have bank financing ready to go and LLC in place. I have been reading as much as I can but really have found the forums on this site awesome. At this point Im really looking for advice on best financing options so that I don't tap out all my available cash. Most looking into Buy/Hold but not opposed to flipping to generate extra capital.
