Wholesale Rookie

Hi All,

I am a Real Estate investing rookie.  I am interested in getting involved in Whole Sale deals in or around southern CA and central CA.  I am unsure of where to start and more importantly the contract  side makes me nervous.  Do I need an attorney to draft these contracts up? 

Also what are proper (or just successful) steps to take in order to build a buyers list?  I have been in business for a long time and have been successful in sales, but this is a new industry for me.  Any guidance and/or insight is greatly appreciated.
