Buy and hold in DFW and/or Austin area

Hi BP Community,

I live in Honolulu, HI and I'm a newbie interested in out of state, long term buy and holds. I am originally from Texas and my husband and I will be visiting family there in early August. I know there are more desirable areas of the country to invest in (with higher cash flows and lower taxes), but we want to take a look at the DFW and Austin areas while we're there. We're looking for a SFR or duplex for our first purchase around 100k, at least $200 in cash flow with little to no rehab. After we have a few SFRs under our belt and feel confident we can successfully manage REI from Hawaii we want to invest in multi units.
