About how many calls and hangups should I expect to get from putting out 25 signs on a friday evening?

How many incoming calls from your various advertising methods does it usually take to get a contract signed?

How much would be ok to spend on a classified ad that results in 10 incoming calls from sellers?

How do you guys deal with zoning and the ordinance police?  In our area there are ordinances against putting up bandit signs.

I would put out more than 25 signs to get maximum results.

I put out 50 signs every other weekend.

If you put 25 signs in the middle of a cow pasture - probably none.  If you put 25 signs in the middle of a high traffic street in a hot market, then probably quite a few.

Again, there is no one answer.  It could take hundreds of calls to get your first deal or the very first caller could result in a contract.  In addition to the advertising, I would get out of the house and meet people.  Tell everyone you know that you buy houses.  At some point, you want people calling you with deals instead of you having to go find them with advertising.  Word of mouth is what will cause that to happen.

I've been averaging about $130 per month in advertising for the past 5 years for my rentals and get about 40 calls per day.  So, I guess that translates to $1.25 for 10 calls.
