Jumping in? Maybe not.....

I am in the Atlanta market and was thinking of jumping into it  already.   I have about 80k liquid and dont know if I should look into buying one home in North Atlanta or buying a couple units(townhomes or condos) in South Atlanta.  

Ive been seeing a lot of homes on auction.com.....any suggestions? 

Real estate license or not?  Ive been hearing some say its a waste of time others say they've learned a lot?

Help!

Awesome, in my opinion if you have the funding available then go for it.  With that said, make sure that you do you research and find a solid deal.  I will let others with more experience provide more detailed answers and speak to the RE License question.
