Why is there such fear associated with that first phone call?

Question

Can anyone remember back to their first phone call about buying a property and going for seller financing? Even though I know all of the right questions to ask - I'm procrastinating on making the call!  Crazy since I have no trouble making calls for my other business!  I know once I get the first one under my belt I'll be fine.  Fear of the unknown for sure!

Where is the fear coming from (really)?  Are you afraid they'll be mean to you? ....or are you afraid they'll actually accept your offer?  .....or is it something else?  Can you elaborate?

Oh I can for sure remember my first evening of calls to potentially motivated sellers. I'm a very outgoing, far from shy person but for some reason this made me VERY nervous. The best advice I was given was for your first handful of calls is just relax and forget about trying to make a deal. Get used to talking to complete strangers and getting to know them and their situation. By the end of the conversation you've built good rapport and they will be more than willing to schedule a call back within the next 24hrs to go over what you could do for them. Unless of course you feel comfortable talking a deal right there than by all means go ahead. I actually got a glass of wine, got comfortable in my office chair, had my list of main questions so I didn't forget and chatted away. I'd say after 2-3 calls all the nerves were completely gone.

Just go for it. You will find this is something you will get over especially after your first few attempts. Real estate is a numbers game all around. You may make 100 offer and only a few will get accepted but make sure those are all in your favor and if they do get accepted that you have thought about it carefully and that is will truly benefit you if you do get a deal.

Do not make deals just to make deal because later you will have to face the consequences of getting yourself into the deal whether they be good consequences of bad. Remember its always allot easier to get in than to get out and every step is a transaction and transactions cost money.

Don't build your hopes up to high and be prepared to get turned down it happens all the time in real estate.

Alright this is my area of expertise.... I have handled direct mail for over 4 years.

DO NOT hesitate to call them back. The longer you think about it/hold off the scarier it gets. The longer you wait the more time you allow your fear to grow.

The way to get rid of this is action. Literally just pick up the phone and do it.

Give yourself a pep talk as its ringing.

Remember there is nothing they can do to you when that phone hangs up. They may get angry. They may use some language. But they can't hurt you. I know it seems silly. But that's what you have to tell yourself.

The more calls you make/take the easier this will get. Trust me.

Fear of the unknown.  I used to be an REO agent, and I had to knock on peoples doors and talk to them about the house being foreclosed on.  For the first few months, I was nervous everytime I pulled up to the house.  As time went on I wasn't nervous, because I knew that it was just another conversation and I could even help them.  Important thing is to just make the call.  The anticipation is usually worse than the actual act.
