I'm new at this and I recently sent out 1000 postcards , even though I have done a lot of research I still have millionsome of questions.

1) does anyone know or reccomend a good closing agent in Charlotte , that is familiar with assignments?

2) I am trying to stick away from bandit signs , if anyone is from Charlotte , where do you see the most response from. Do you think its necneccasneccasary to put out bandit sighs to get responses .

3) also I have not got this far yet , but when the time comes to find a buyer , I'm afraid I'm going to have trouble . Has anyone in Charlotte had success through Craigslist at all?

Would love to get any info that we can share back and forth and keep the forum going

1. Google "Dale Fussell Charlotte, Nc" he can provide all your needs

2. not necessary

3. CL works for houses under 20k in my opinion. You can always partner up with me and we can shoot it down to my buyers list..

Hey @Danny Rosario . First off welcome to the Charlotte market and you're already off to great start but getting active in the forums. You've got some great questions that I would say don't have simple straight forward answers in some regards. There is a local REIA tonight in Charlotte with a lot of investors who thus a lot of experience (I am in no way affiliated with said REIA thus I recommend it because I think its a good place to learn not for personal profit). Outside of that I can't speak to the success of bandit signs but a fellow BPer and local buddy of mine Abraham Steele-Jones was just telling me last night about some recent success with bandits so maybe he can be helpful.

Cheers

 1) lawyers.findlaw.com

Call a lawyer's office, and ask to speak to a lawyer. Your objective is to see if they are available; to see if you are handed off to someone else; or, if you get directed to an answering service.

2) Bandit signs are placed within your targeted neighborhoods. The areas that you decide on, are the areas where the bandit signs should be placed. The responses will be based on "lead demand", size of sign, readability, word usage, color of sign and message, and location to name a few. Signs should be placed Friday evening through Sunday night.

3) Yes, I have added to my buyers' list and gained seller leads through Craigslist.

You do not need to know every step of a given process. You only need real estate specialists "on your team." Each specialist will excel at a given task, and will be available for your questions.

Learn what professionals you will need to accomplish your real estate investing goals. For example, your real estate attorney can help you with contracts and structuring a deal once you tell them what you plan to do.

Congrats, on mailing your postcards!

This has been an information nugget.

I would add that bandit signs do work if you are consistent with them as with any form of marketing for distressed properties.... Also If you are interested in working together here locally in Charlotte feel free to reach out and lets chat about it....

Welcome to Bigger Pockets. BP is full of resources. You will find resources here from blogs to pod casts and forums. You can also send messages to members. This is one of my favorite features of Bigger Pockets especially for asking specific questions.

Another questio. When calls come In and seller agrees to my price, as far as the contract goes ..  is it best to sign in person , or is there a way it can be done through email, if so how does the seller sign when dealing with a email version of a contract?
