Investing with a partner

In the next six months a friend and I plan on investing into real estate (buy and hold). My friend currently owns three homes, two he rents out, and one that he resides in. I myself do not own a home, but I am currently saving $1000 a month to put 10% down on our investment. He will cover the other 10% plus we will split any closing cost. 

Is there is a blog or forum that someone has posted about doing something similar (investing with a partner/friend). If so, could someone forward me the link. Plus some friendly advice about investing with a partner would be great. Thanks
