First possible deal

I am looking at my first possible deal, but it seems complicated. The house I am looking to buy is for sale by one of my Husband's friends, she is facing several hardships and needs this property sold ... like yesterday. She is hoping to sell the house for $130,000, and she owe's $127,000ish on the current mortgage... I don't have any cash, so I was thinking of going in with no money and creative financing. I need some insight on this deal, a little concerned my emotions might get in the ways, because I really want to help... also not exactly sure of what I'm doing... learning as I go... any advice is very welcome.
