College student in debt w/ no cash flow...

Hey all,

I'm a senior in college and currently have no cash flow (and $20k of student loans). Next semester I'm only taking one class and was considering getting a job. Next year I will take some more classes and apply to medical school while working close to full time.

I have always been interested in real estate investing, and if I had any kind of cash flow I would totally buy rather than rent. I've been considering spending my time next semester and next year doing some sort of investing and building up some assets rather than getting a job and putting money in someone else's pocket.

However, in my position is there anything I can even do in real estate? I have credit (not sure how good it is...), but no collateral, no cash flow, and existing debt, so I doubt I would be able to buy a place unless I came up with some creative FSBO financing. I would love to get into this later though. At this point in my life, though, what could I do? What would be some good books? I was considering getting my agent's license, both for the education and the possibility to make some comission.
