Building a Buyers list?

Hello Bigger Pockets!

My wife and I recently started getting into the real estate investment arena real seriously.

I am thinking about getting together a buyers list while we look for our first deals. The most common strategy out there seems to be to place an ad about a (ghost) property. I am not sure about the ethics behind this.

How did you go about it when you started?
