Newly Graduated College Student Looking for Advice

My name is Daniel and I just graduated from college in Austin, Texas. For the last couple of years I have had the opportunity to develop a relationship with a mentor. As part of my post-undergrad transition I asked my mentor if I could study some of his multifamily properties so I could learn and understand some of the systems and scenarios that take place in these kind of properties.

I plan to spend at least 2-3 months living in and studying his properties, some of which have 300+ units. My question for the BP forum is what do you recommend I look for? I am trying to set up a program so that I can do this with goals and objectives to guide my way. That said, I would really appreciate any and all suggestions.
