Where do you find deals?

I am looking to buy a few multi family homes in the Boston area and it has been a struggle to find a good deal.

So far I have been looking on craigslist, MLS (homebin.com mostly), and talking to some of the listing agents from those craigslist and MLS ads (but they have been useless for the most part).

I would appreciate it if someone could help point me in the right direction and show me how to effectively search for good deals.  Thanks.

...and that is your problem.  Real estate isn't a stay-at-home business.  It is a hands-on, get out-of-the-house and meet people business.  My suggestion is to get out of the house.  Meet as many people as possible.  Join your local REIA and make friends with the SUCCESSFUL investors in your area.  Go look at (inside and out) 100 or more properties for sale in your target area.  Tell everyone you know that you are buying property.  That is how you find the great deals.

I'm focusing on 2-4 unit multi families in nicer areas (brighton, newton, brookline, waltham, somerville...), but I am not opposed to foreclosures, larger properties, or whatever it take to get the best deal.  The only thing I am trying to avoid is areas with bad tenants such as Dorchester.
