US and Canada Real estate Market - NEED ADVICE

I am not from Canada neither US but I am interested to learn more about their real estate market. I find their market interesting the moment I worked with some US Real Estate Investors and Canadian brokerage. When it comes to real estate deals, US Real estate is what I find interesting the most esp when it comes to flipping or rehabbing, am not so familiar with Canada if they have this too as I am just exposed into residential house selling. I would like to learn more about their market becoz I am thinking to invest to Canada or US probably when I have enough funds. But before I start with that, I am thinking to be in partnership with some real estate agents or investors, like I will work with them like a virtual assistant but I don't want to be paid salary based. I only like to be paid commission based, based on the sales I closed. Whatever my commission is, how much would that be, I will be saving them intended for my US or Canada investments. This is what I've been doing in the Philippines, I don't know if this will work in those mentioned countries. Let me know your thoughts.

100% commission is not an unusual model in the US for sales positions.  However, these are high burnout and high turnover positions where the sales person manages to survive a year 1 out of 10 times ... a very high failure rate for all involved.

A more equitable approach works much better.  You should consider how much training is required to prepare you to be successful.  Find someone willing to make this investment.  Also, find someone willing to pay you to learn the job and skills they want to perform.  You may agree to 50% commission up to $x or for 3 months to offset the investment. 

After this point, you can both go 100% commission and feel good (better) about it.

 Do you do cold calling and how is your English on the phone? I may know of paid positions working a realtor through my office. I think they do hourly plus bonus for any closed leads.

 @Samuel - That sounds interesting! Yes I've been doing that when I worked as a Virtual assistant before. I could say my english is fine. My former employer, a Canadian brokerage, has trained me well in that and prior to that, been doing cold calling too when i worked with to some US real estate investors. =)
