Best way to get to know a market

Hello BP investors. What's the best way to learn a market (other than the MLS, which I don't have access to)? What websites and tools do you use to learn about average listing prices, sale prices, and rents? Do you have a preferred method and format for keeping track of all of that information? Thanks!

I use Trulia to output searches in RSS, then I use IFTTT to create new spreadsheet rows in Google Docs.

I'll then methodically look through the entries that fall within my search parameters.
