Time is money. People do not typically mentor unless they are retired from investing and they are sitting around and have nothing to do. Even then they are picky who they select to put time into and have limits.

Others if they are making a high return and running business do not generally have much free time.

In other words if someone averages 3,000 an hour and you wanted 20 hours of their time that would cost them 60,000 to help you with no compensation to them. As you can imagine that is a non-starter.

You mention you have construction and project management experience. You might want to leverage those skill sets with someone local and create a synergistic partnership where they will teach you.
