Passive Investor Portfolio Tracker

I'm about to purchase my first property, fingers crossed, and I'm curious about what I need to be tracking once the purchase is complete.  The forums mention a lot about PM software, but I'm going to be contracting with a local PM Firm to do that for me.  I'm interested in tracking more of the investor financial metrics and performance of properties.  Are there any tool, or spreadsheet examples anyone could throw out to help me get this setup for I have to worry about it.  Thanks in advance!

Since I have a professional PM, I just use QuickBooks to track my expenses, and don't need anything else...

For example, here's the P&L from one of my rentals that I've been discussing here on BP:
