I'm 20, just got hired making 11 dollars an hour and a state college in my city (Barnesville, Ga). I really want to buy a rental property but I don't know how to go about it, what are some books you would suggest I read, maybe instructional podcasts/dvd's  (I'm about 3 episodes into the bigger pockets podcast) and what are some advice you have for rental properties in a small town? (Population of Barnesville is about 6,500)

Love the drive and ambition, Joseph... I would stick mostly with free materials right now, if you have a tight budget, like the podcasts, and also public libraries (many have rei books in the stacks or are in a network to get you both the best selling real estate books and also classics of real estate investment)... In that vein, I have a classics of landlord lit blog post, listing some titles and a synopsis of each; all should be in the library or sell for a couple of bucks in used bookstore (used books also not a bad idea on your budget)....not badreads for a small town, small scale buy and hold strategy....best of luck
