Hi Duke

Have you ever considered looking at wholesaling properties?  A good way to get into real estate without any funds.  You can also see if you can manage any rentals for investors.  Some states require you obtaining a license, but if you have the license, a good low barrier of entry to make some money and get experience.

@Duke Vangthere are videos on youtube saying "how to wholesale houses" . you can listen to those. biggerpockets has podcasts about it also.  The basics are you find someone who will sell a house at a discount because of the condition of the home or some other special situation like death or divorce.  Put the house under contract for X amount then add a fee to it and find an end investor who will pay that amount.  You keep the fee for your work.

You can search for vacant homes, put up bandit signs where allowed. look for code enforcement homes, etc for your list of distressed homes.

@Duke VangYou wont be able to get a FHA or conventional loan until you can show 2 years of income. I would suggest going the wholesaling route until you build up enough capital to do a fix n flip or save enough for a down payment. Wholesaling will take a lot of work just because good deals are hard to come by but it will help you develop a skill to be a good realtor. Go find a motivated seller and the cash buyers will follow.

I suggest you find groups to invest with.  Make sure you have fun with what you do and surround yourself with people that are the same that way.I suggest you be open to loss and even look for it.  Not only is loss a way to learn it is a way to save $ on taxes.  Buying into Real Estate groups &/or seminars are good if you feel comfortable with it but not if you aren't.  Being ok with walking away from groups & individuals or just tolerating them is also something to expect/experience.I suggest REI groups.  They are easy to find on Facebook & most are free to get into or very low cost for knowledge/networking.  I also suggest my main goto for learning marketing, law, taxes, etc.Good advise from Paul.  Make sure you have fun....I think someone said that but I forget.  :)
