Newbie Considering an Apartment as First Purchase

I am in the process of finding my first property for rental income. I live in Staten Isalnd in NYC an have primarily been looking ato 1 and 2 family homes but these can be super expensive where I live. I came across a co-op apartment listed at $130k that I think will cash flow for about $300 per month. What are the important factors I need to consider when buying a co-op?
