How to start

hey BP! I've been studying real estate for awhile and have came down to wanting to put my focus on the buy n hold strategy. I'm just not sure where to place my first step. I am lacking capital tremendously so I cannot get approved for a conventional  loan and probably not even an fha. I've read on the blogs here that you should wait to use hard and private money for later on in your investment career. I want to build capital to put towards my own investments while in the game of real estate so I can get some first hand experience. Any suggestions?
