Tentants break up

Hello, I recently purchased my first rental. It has been good for the past 4 months. Until now, my tenants broke up. The boyfriend messaged me wanting to talk. I called he didn't answer. So I called the girlfriend thinking it was an issue with the house. She told me they been broke up for a month and she will pay the 5 month straight to reinsure I will get paid from her. I told I will look in how to properly remove him from lease before we move forward. Any suggestions on how to handle it?

If they are both on the lease the absolute worst thing you can do is remove one of them. Your obligation is to your business, not to be your tenant's counselor. If the girlfriend decides not to pay you then you can attempt to recoup money from the boyfriend and girlfriend if they are both on the lease. Removing one of them has no benefit to you.
