I think it will be up to the seller to accept the offer or not.To me if you are selling an item,you can sell it for the amount of money you want to or feel comfortable with. As I am new to the real estate business, I am sure if I am wrong or not. Please let me know!!

You must disclose you are an agent.  Comfort has nothing to do with it.  Failure to do so will cost either a license. a lot of money or both.

I do not understand why disclosure should be a problem.  You make an offer they can accept or not.  When you disclose your agent status in writing as part of the contract that takes away any claim of "he took advantage of me by hiding his agency".  You are putting them on notice that "hey I am a real estate agent and a principle to this contract and I want to buy your home at the lowest price possible". They don't have much wiggle room to say you didn't tell them you are an agent when it is a part of the contract.

I can understand a reluctance by if the agent is just trying to get a listing. He may feel  the owner won't take the offer seriously.  That I get but if you are making a serious offer it shouldn't be a problem.

I don't think the phone app has that ability. You can do it from a mobile on the web browser but it's kind of messy. I'm a broker who wholesales, flips, and rents. Just don't be shady. Don't lie and you'll be fine.

As an agent, you have to be very careful about how much you pay for a property or sell it for. Pay too little on the buy end, or sell it for too high on the sell side and you might get a complaint made against you to the real estate commission.   Whether there is validity to the claim does not matter. Once a complaint has been made...you have in essence lost. You will be paying your deductible to your insurance company, and now there is the beginning of a pattern, of which when there are future complaints, now there are multiple ones and you are even more likely to lose.
