I am 28 and still renting and believe I will need to for another year or so before I can buy a house but I just really want to get connected and start networking somewhere with like-minded people.  My credit is 650s 660s, what are the basic requirements to buy a house? Even better a duplex :)

I will tell you this, i bought 4 houses this month, and my credit did not come up in the conversation.  I have a good credit score but I can't remember the last time anyone asked me for it.  The conversation is simple. What if I made your debt on this house disappear, would that help you?  I just described a 100% owner financing deal, and all I need is the right contract and lawyer to make the deal happen once they say yes.  Out of town owners and people paying two mortgages will be happy to let you take over their payments, and you really dont take them over.  You just write a contract agreeing to pay them the exact amount that they are paying the bank.
