Hello, I'm just getting into Real Estate Investing and I have my first house under contract and should be closing in the next week or so 😁 it's a probate deal. The town I stay in has a lot of older houses , and has a lot of probate properties I went to the court house and got a few names and address from the probate clerk , what are some things I need to do and information I need to have mastered in order to close more deals like this !!

Maybe you should start your letter; Dear (Name of PR), I wish to express my deepest condolences to you and your family on the passing of your loved one (Name of Decedent).

And then add how as a problem solver, you can help the estate by selling the decedents property.

Finish up your letter with; If you plan to sell the home, you do have options. Please feel free to reach me at 503-xxx-xxxx to discuss what is available to you in this trying process.

As a professional I think you may have to use your company's letterhead.

I myself went through my own family (probate) matter. Although our family circumstances may differ I know what you and your sister went through.
