Just need to know if I'm doing my first Brrrr right before I pull the trigger on it.

Asking price: 55k (bank own)
Offering price: 45k
Rehab budget: 20k
Comps: 75k, 109k, 115k
Recently sold: 115k, 142k - (both FHA )
Financing: HML 3point - 11%
Down payment : 20%
Refi: 75% ARV
Tax: 1100/year
Rent: 1200/month
Non occupancy: 5% (720)
Maintenance: 1%
What else do I need to calculate to get the right numbers?
If you show me once I will be off in running.
