Estimating ARV

Hello Fellow BPer's,

Long story short I found what could be a fantastic investment, a 32 unit multi-family apartment complex. Right now I'm trying to do my best with estimating ARV , so I wanted to know if their is an easier way to do it that anyone knows about? I downloaded the estimating ARV document from here off BP and read thru it several times most of it makes sense I guess I'm hoping their is a much more easier way of figuring this out. I also need to mention I know it calls for pulling at least three comp's I am having one heck of a time finding three so my question is has anyone went ahead with just having one? My gut is telling me this can be gold but I really want the data to support.
