Northern Colorado Duplex Direct Mail
Hey Guys, We are looking for a duplex in Northern Colorado and this market is hot (says Captian Obvious). We want to invest in duplexes bc when we ran the numbers for the market we are in from what we could tell duplexes had the best cash flow. There aren't many duplexes on MLS right now and as I'm getting acquainted with the assessors office website I'm thinking about sending out direct mail. I don't want to do a mass marketing campaign but I'm thinking of targeting properties that aren't owner occupied.
Pros and cons of doing this?
Anyone have an avenue that they use to print direct mail?
To me it sounds like a good idea because I just want to get moving with this deal and of course we want to be patient for a deal where the numbers are right. But I'm thinking, maybe direct mail will speed up the process?
