Good day all!  This is my 'second venture' into BP.  My first was 'an awareness of BP'.  I took classes from a real estate 'university', was ready for a real estate test in NY but ended up moving out of state.  Some things have changed and I am back.  Honestly, the money part holds me back.  Hoping to continue reading resources here, reading others' experiences and jumping in the pool, sort of speak.  I am in Northern Va.

Hello and welcome to BP!  I am 59 years old and I found BP about 8 months ago and I am still trying to decide what to do.  I have been in business for myself since 1988 and l know a lot about running a company. I know how to do it all.  I have worn many hats.  I have done it mostly by myself.  I have been in the construction business since I was 17.  I held a broker license for about 30 years but have never done it exclusively.  I got a college degree in 1980 in business that emphasized real estate.  So I got that license way back then.  I did close a few deals for other people, both residential and commercial deals.c

Form some type of organization to protect yourself personally.  Take your time and know the market you select well and it's best locations.  Always do the numbers on your deals and try to look at it before you make an offer.  Right after it closes get an insurance policy that will protect you if there is a loss or have a clause in the sales contract that gives you some time ( usually 15 days) that will allow you to inspect the property and possibly back out of the deal if you need to.   By the time you close your first deal have a local Team in place that can help you.
