Rental property locations

what are few locations in Charlotte, nc to buy a rental property with maximum cash flows? Is east Ballantyne a good location for buying rental property investments? Homes are very expensive in this area.

@Roni Amiala, There are tons of great locations to invest in the Charlotte market. We manage over 300 units and I personally own close to 20 properties. Here are a couple of counties that we have assisted investors in, and that I own in: 

Mecklenburg County: Of course this is the hot spot. Everyone wants properties in Charlotte. Mecklenburg county consists of Huntersville, Charlotte, Matthews, Stallings, etc. It is a HOT rental market and offers very nice appreciation. Of course, due to basic supply and demand, you are going to pay more for your homes. In other counties where you may be able to buy 2 homes, you can only buy 1 here. 

Cabarrus County: This is one of my favorite counties. Right outside of Charlotte lies the cities of Concord, Kannapolis, and Mount Pleasant that are more rural in nature, but goldmines for finding great local tenants who work in the area and want a nice place to live. The perks about this area is the pricing. You can get nice homes as low as $50,000/year, and rent them out for $800/month. Schools are excellent and taxes are low. There are very few downsides to investing here! 

Gaston County: This is a county south of Charlotte. It consists of cities such as Gastonia, Mount Holly, Bessemer City, Belmont, Lowell, Cherryville, etc. The prices, like Concord, can be bought at a fair price, and the cash flow is excellent. Gaston county historically has not been known for its appreciation, so you will have more of a steady investment that will not shoot up or down. It will be more stable.
