Look to any of the "warm" states as I call them.We invest in 12 states and I always call them warm as they are desirable and you can move inventory, while not overpaying in a hot market that may cool and experience negative equity as easily.OH, IN, KY, MO, IL, NC, and several others are often great for what you seek.As for the actual 3-4 unit building, 4 unit quads are very easy to acquire and maintain if setup correctly. Most older quads here will have boiler heat that the owner pays which can be a killer. We setup all of ours on forced air or use mini-splits, and we also sub-meter the water so that the tenant truly pays 100% of all utilities except for common area interior (hallway) and exterior lighting, as well as any utilities ran for coin-op laundry. This expense is tiny compared to paying $300-450/mo for boiler heat.

Rochester, NY, and Cleveland, OH have some great return properties.

I have a little bit of money saved up and saving for the next 9 months to move out . My goal is to start with a vha loan on a trip or quad plex . Any suggestions on getting my feet wet ? Anybody already owns one that can guide me ?
