Rental in DMV

Hey everyone, First post and am new to the business. Currently own and occupy a property in dmv area (Waldorf) single family 4 beds 2 1/2 baths finished basement, and am now looking for the next property. My question is where should I pick up the next property and where are the Agents that have some background in investing? Would like to try a 203k?
