Using Buyers Agent vs. Listing Agent

Good afternoon, my name is Brian and I am in the process of buying my second real estate investment. The first was a primary residence turned investment when I moved out and rented it so this feels like my first intentional investment.

I am looking at duplexes and triplexes in the Philadelphia area [I'm from a suburb of Philly] and have been going right to the listing agents to schedule appointments to view properties since scheduling is a challenge with most of the properties fully occupied. I am now second guessing myself for not going with a buyer's agent whose fiduciary duties are to me vs. the seller. My initial thought was if I go to the listing agent they will get a greater commission playing duel agent, now I'm wondering if that leaves me with no one looking out for me.

My most pressing question: tomorrow I have 3 appointments with 3 different listing agents at 3 different properties. Is it too late to bring up that I will be working with an agent on my side of the transaction? If so, I'd love to hear people's thoughts on how to bring that into conversation.

Your time and mental bandwidth chewing on this with me is greatly appreciated. Thank you!

Brian

Replied

Look out for DUAL representation, one agent for both sides.  The party paying the bill (aka seller) will always be served better.

Personally, where this comes up, I insist on my own agent or I will decline to proceed with the transaction.
