Who knows about Real Estate Investment Clubs?

Who is investing in stocks, real estate, longhorns, etc. for cash flow?
I have been introduced to the concept of a Real Estate Investment Club and want to know who knows about it or is already investing this way?
Example:
Investing $50k for a 2-3 month rehab & flip project for a profit of 8% ($4k earnings). Investing this way (using the same $50k) 4 to 6 more times a year, that produces a 32% to 48% return, or $16k to $24k earnings in a year doing no work at all, and it is perfectly legal. I'm in!!!!
