Duplex with 1 furnace

I'm looking at purchasing a 2 family home and the biggest set back is the fact there is 1 boiler for the whole home. The previous owner paid for the heat and was wondering if anyone else came across this situation and what should I do about it? I wasn't sure if I can raise the rent a bit to cover myself for the winters or try to zone by ripping out the boiler and installing central ac and heat in basement for unit 1 and ac and heat in attic for unit 2.
