If you can move to anywhere for REI, where would you go?

If you can move to anywhere in US for purpose of REI, where would you go (somewhere you can scale up fast) It can be any type of investing, rentals ideally. Is Austin, Texas a good place to start out?

Austin Texas has great prospectus for long term buy and holds, but our ROI is declining as SALES prices are rising faster than rents. Deals can still be found but it's very challenging.
