starting over

I've owned my own business for years but I've gotten into tough times and I'm thinking about switching over and doing this. However I don't have access to a lot of money just enough for marketing. Do I have to have a lot of money in order to wholesale deals and do this business successfully question?  I'm just concerned that I'll find good deals but did not have the money to make them happen. Thanks ahead of time for your help and encouragement

@Brady Speers check out some of the podcasts on wholesaling, from my understanding a lot of the money, if any that is spent on wholesaling is through marketing, If you are good on your feet and don't mind the Driving for Dollars approach you could potentially never need more then an account on BP to find your deal, maybe a few hundred dollars to speak with a real estate attorney to help you draft a wholesale contract

I'm echoing what @ messaging @Zachary Lamb above said - I really think that you can have a lot of success just using google earth and your County's online zoning information & interactive map (if there is one for your county - for instance, in LA, we have ZIMAS). For actually sending out letters, input everything into excel, and then use microsoft office's "mail merge" feature to merge the applicable house / contact information into your letters.

    Thanks guys! Great info.
