where in Florida is a good area to look into for first time investors? How do I utilize no money down or low money down investment strategy? Should I try a private lender first?

Finding them is the hard part. This is not an easy thing or a get rich quick thing. Lots of research, education, networking, and most of all helping others. Let me give you a quick run down of what I do to get people calling me.
Look up my name on facebook. It says I buy houses. When I see a friend, I tell them I buy houses. At family gatherings I make sure all my family members know that I buy houses.
I have a business facebook, bellizzima investments. I post the houses I rehabbed, I share some articles from here and other places. I give other investors information.
I have a linked In page. It says that I buy houses. I have posted an article about private lending.
I have a very simple website that I use on some marketing pieces (postcards).
A couple of years ago I was sending over 1000 postcards every month. Now it is usually about 250.
I host a meetup here in San Antonio. There is usually about 15 to 25 people that attend. Just a place to get together and chat about deals and I bring some knowledge also. I have guest speakers most months.
I am also in a large local REIA that has about 350 people. I network like crazy. What do I tell everybody?? I buy houses.
It takes time, I did not do all of this in a weekend.
