Hi BP, I would like to thank you guys for everything before anything. I finally put out signs and been talking to sellers but I'd like to further my education now that I'm ready. Would someone please explain to me the offer process when shopping the MLS? So I find a property, submit offer, then what? It gets accepted and THEN i show proof of Funds to further the process? How does this work? Or would I have to send an offer WITH POF at the same time? Please help BP. Much love.

A well prepared offer in writing will have a lender pre approval letter attached or proof of funds. The proof of funds could be a lender letter or copy of a bank statement with account numbers "X"'d out.

In a low inventory market, there will be multiple offers. So, submitting without any reference to your ability to pay does weaken the offer.
