Have you tried bandit signs? They can generate more specifically targeted leads based on what you put on the sign. Networking with Realtors can also open up the possibility of some good targeted leads depending on the relationship you have with the Realtor. Everything has a pro and con side, some take more physical work, some take more creativity or "intellectual" work... @Jameson Clark most list providing vendors will be at or around the same cost/lead as listsource. In order to pay less you will have to narrow the list down to less leads which I do not recommend. What I can tell you is that you are closer than you think to finding a deal. The best ways to find distressed properties or motivated sellers with little to no cost are the following:

- FIOA with local cities and counties for code violations, these are good because it is free to little cost to file and usually the seller is extremely motivated.

- Driving for dollars, you can use google maps or physically drive around in your area and look for properties, take down the address and get ahold of the owner.

After you have gotten some properties you think will fit your criteria you can mail them handwritten letters with your phone number and hopefully get a response from some. I like to cold call and text sellers as that has been the best response rate for me but it is definitely more costly than the methods mentioned above.

I looked at listsource but was unable to find an affordable list. They wanted over $1000 for a list in my area. Any ideas on where to get more affordable lists say less than $200?

Unfortunately, there are NO guarantees in this business. I always tell people you need to market for at least 5-6 months without even thinking your gonna get a deal. Also, not sure how many "leads" you purchased but if you're not mailing to at least 1000-2000 people every month your lead list is way to small and might not be the right criteria. Also, you need to reach out to those same people at least 3-6 times before you say they are "dead" leads. This business is more about sales and marketing than anything.
