How can I find a database probate & Non-owner occupied (Absentee owner) properties . Am looking to wholesale and also flip some properties this year but am having a hard time finding great deals in my area . Sacramento/Fresno/Bay area/ Modesto/Tracy etc am open to those areas. Is listsource.com the only site to find great deals ?? Thanks in Advance

There ought to be an entire BP forum just for people who are looking for probate and absentee owner leads data. 

The last time I saw Sean OToole he bought me lunch, but it cost me a Porsche Cayenne Turbo (but that's another story). 

Seriously, start with Property Radar. Learn how to create your own list(s) of motivated Sellers and segment based on soecific criteria. 

You'll learn a lot more by door knocking and talking with neighbors, too.

Since direct mail, phones and online marketing are all just media, they are merely less direct methods of a buyer talking one-on-one in person with a seller. Don't complicate it.
